I-35 Town Between Waco and Temple

Listings in Bruceville Eddy, TX

Welcome to Bruceville-Eddy, a Central Texas city on Interstate 35 that grew from two Katy Railroad communities between Waco and Temple.

Bruceville-Eddy is a city in southern McLennan County, Texas, with a small southern portion extending into Falls County, set along Interstate 35 about eighteen miles south of Waco and sixteen miles north of Temple. It is part of the Waco metropolitan area, but its identity is that of a small Central Texas town rather than a suburban extension of either city. The community's unusual name reflects its history as two separate places: Bruceville and Eddy, both of which became stations on the Missouri, Kansas and Texas Railroad in 1882. The two communities developed side by side through the late nineteenth and early twentieth centuries. Eddy grew around the railroad, and by the 1890s its population reached several hundred, with a bank opening in 1901 and receiving a national charter in 1915. Their schools consolidated in 1928, the first such merger in McLennan County, foreshadowing the formal union that followed. In 1974, Bruceville and Eddy officially combined into the single city of Bruceville-Eddy, and the population grew steadily in the decades after incorporation, from around 1,000 in the early 1980s to more than 1,400 today. Today the city is a compact, low-density community along the I-35 corridor. Its position between Waco and Temple gives residents convenient freeway access to both cities' employment, higher education, and amenities, while its own pace remains quiet and small-town. The Bruceville-Eddy Independent School District anchors local life, and an annual May Fest draws the community together. For buyers who want a Central Texas small town with easy highway access, Bruceville-Eddy offers a rooted, close-knit setting in the heart of the state's growth corridor.

City Guide

About Bruceville Eddy

Real Estate & Housing

Bruceville-Eddy's housing stock is modest and established, reflecting a small town that predates the interstate era. Homes are primarily single-family residences on in-town and larger country lots, with a mix of older homes and newer construction spread along the area's farm-to-market roads and I-35 frontage. The community is low-density, with little multifamily or large-scale tract development, and its location between Waco and Temple has supported steady but measured growth. The market leans toward practical, spacious family housing rather than urban density.

Neighborhoods

Bruceville-Eddy is laid out as a pair of older town centers—the former Bruceville and Eddy communities—now linked by the Interstate 35 corridor and surrounding rural roads. There are no large named subdivisions; instead, homes cluster near the original railroad-era streets and spread outward into farmland. This gives the city a loose, unhurried layout with clear separation between its small residential core and the open countryside around it, a pattern typical of Central Texas railroad towns.

Lifestyle in Bruceville Eddy

Life in Bruceville-Eddy is small-town and family-oriented, with the school district and the annual May Fest serving as community anchors. Residents enjoy a quiet, rural pace while remaining minutes from the employment and shopping of both Waco and Temple along Interstate 35. The area's Central Texas setting offers a mix of farmland, creeks, and open space, and the town's location makes it an easy base for commuting in either direction. It is a community where neighbors know one another and civic life still runs through local institutions.

Schools & Education

Bruceville-Eddy is served by the Bruceville-Eddy Independent School District, a rural Central Texas district that operates several campuses serving just under 600 students. The district traces its roots to the 1928 consolidation of the Bruceville and Eddy schools, the first such merger in McLennan County, and its high school has earned national recognition as a Blue Ribbon School. The district remains a central institution in the community, closely tied to the town's identity and daily life.

Getting Around

Bruceville-Eddy sits directly on Interstate 35, the main corridor linking Waco and Temple and, beyond them, the Dallas–Fort Worth and Austin metros. This freeway access is the town's most important transportation asset, putting Waco about eighteen miles north and Temple about sixteen miles south. Farm-to-market roads and state highways tie the city to surrounding communities, and the I-35 corridor makes commuting and regional travel straightforward while the town itself stays low-traffic and quiet.

Parks & Recreation

Bruceville-Eddy's recreation is anchored by its annual May Fest, a community gathering that brings residents together each spring. The surrounding Central Texas countryside offers open space for outdoor pastimes, and the town's location between Waco and Temple puts larger regional amenities within reach: Lake Waco, Cameron Park, and the Brazos River to the north, and the lake and recreation areas around Temple and Belton to the south. The I-35 corridor also makes day trips to larger attractions in either direction convenient.
